Mortgage Payment Timing: What You Need to Know

Life moves fast. Between work, family, and day-to-day responsibilities, it’s easy for your mortgage due date to slip your mind. But staying on top of your mortgage payment schedule is essential — not just to avoid late fees, but to protect your credit and stay financially healthy.

Idaho Housing’s HomeLoanServicio is here to help our borrowers navigate the timing of your payment so you can plan ahead and avoid unnecessary stress. Have a home loan not serviced by HomeLoanServ? Visit the Consumer Financial Protection Bureau for tips on how to stay on top of your mortgage payment.

Why Payment Timing Matters

Your mortgage payment is due on the 1st of each month. While HomeLoanServicio offers a grace period through the 16th, it’s important to understand how timing can impact your account — especially when it comes to late fees or credit reporting.

Mailing a Payment? Plan Ahead.

If you’re mailing your payment through the U.S. Postal Service, we recommend allowing 5–10 business days for it to reach us. Mailing it early — especially around holidays — is the best way to avoid delays that could push you past your grace period.

When Is It Considered Late?

Payments received after the 16th of the month may be subject to a late fee. However, if the 16th falls on a weekend or holiday, don’t worry — you have until the end of the next business day to submit your payment without penalty.

This flexibility can give you peace of mind, but we still encourage you to pay as early as possible to avoid last-minute issues.

Protect Your Credit

If your payment is received after 6:00 p.m. Mountain Time on the last business day of the month, it may be reported as delinquent to credit bureaus. That’s why planning ahead isn’t just smart — it’s essential for maintaining a strong credit history.

Unsure When Your Payment Will Clear?

Processing times vary depending on how you pay and how quickly your bank processes transactions. If you’re unsure, contact your financial institution for details so you can avoid surprises.
